Griffintown real-estate development (DEVIMCO)

gbi participated in beautifying the former industrial neighborhood, located between Old Montreal and the downtown area, with the construction of several multi-use buildings, as part of the Griffintown real estate development project. In fact, since 2009, gbi’s teams have provided multidisciplinary services in mechanical, electrical, civil and structural engineering on behalf of DEVIMCO.

The Peel Block

Located at the intersection of Peel, Ottawa and Shannon Streets in Montreal, the 2A Block project was carried out in three separate phases.

This multi-use, L-shaped tower, with 17 floors and three underground parking levels, contains nearly 575 condominium units. The tower also features an urban chalet, an indoor pool and a 3,000 sq. metre green roof. This housing complex, situated over a shopping mall with 110,000 sq. ft. of commercial space, will give residents access to a range of services such as a grocery store, a pharmacy, banks, restaurants and shops.

The Hexagon

Located on Wellington Street, between Murray and Young Streets, this major project adjoins the District sur l’Eau project. Block 9A offers 257 rental apartments in an L-shaped configuration formed by two towers, one with 14 storeys, the other with 9.

Block 10

This multi-use complex with 19 floors and two underground levels is a remarkable example of mixed-use development in civil engineering.

Consisting of 188 condominium units, the 154-room Hôtel Alt, 75,000 sq. ft. of office space, 47,000 sq. ft. of commercial space and 10,000 sq. ft. of parking space, it is located halfway between the downtown area and Old Montreal. This block meets the expectations of a contemporary urban structure while providing an exceptional living environment in an area experiencing a change in use.

An efficient building

Several measures were included to ensure optimal energy efficiency:

  • Geothermal system for the hotel section
  • Exhaust air heat recovery system using heat recovery wheels
  • Heat recovery system using heat pumps for the hotel section
  • Low-flow plumbing fixtures
  • Domestic water preheating system for the hotel
  • Use of refrigerants that don’t harm the ozone layer
  • Control of outside air supply via CO2 sensors
  • Automatic lighting control system
