Master Plan for Development, Infrastructure and Environment in the TOD2 Zone

Since the Metropolitan Transit Agency’s introduction of a commuter train service in the town of Mont St. Hilaire in 2002, the Village de la Gare has taken shape on the site of a former 73-hectare industrial wasteland. As the Village de la Gare had not yet achieved all of its initial objectives, the Town of Mont-Saint-Hilaire wanted to develop a master plan for the neighbouring districts (TOD 2 “Transit Oriented Development” zones), which would create a sustainable living environment while respecting the town’s character, its exceptional landscape, its heritage and community values.

This project stands out for its environmental diversity (a variety of plant cover and residual matter). Furthermore, the area is qualified as a critical habitat for the copper redhorse (protected species). Therefore, the next design phases will have to take this sensitive factor into account and provide optimal stormwater treatment in order to preserve the habitat. gbi has been tasked with handling the environmental characterization phases, the master plan and the environmental study, identifying the required environmental permits, and providing recommendations for the orientation of the project.
